    I bought one 2 years ago for a 5x3. Build pack is worth it just for the materials list, never mind the instructions. The waste from the materials list was hardly anything. Liams videos are also top notch and they have so many hints and tips. Have recently sold our house and gutted to be leaving it, definitely helped sell it. Thanks Liam

    I never even owned a power tool until I bought your build pack this time last year. I watched all of your videos. I now have a 5x4 garden room, which I use for work and storage. I've learnt a lot in the last 12 months than any other time in my life. I've learnt about diy and more importantly about myself i e. how resilient, determined, and patient I can be . Thanks Liam😊

    Why have you done a solid block out of ground, where will any ingress of water run down to without a cavity in the ground? You might have covered it but I’ve just found you, sorry.

      they are footing blocks mate, what you're seeing there will all be under ground level when site is levelled, I had to dig out a lot of earth due to the rain I'd had in previous episodes.

    I am in the process of having a house built. Part of that dream is a garden room, The room will accommodate a workshop (wood) and an office. As a quick question would 9m x 3.5-4 be too much to ask for a build pack? I do not want to go down the road of separate structures, Cheers.

    I purchased one 3 years ago and now I have a 8x4 garden room and workshop with a secret door made from cedar. All from build pack and videos. I didn’t even own a power tool when I started. Had a quote from builder stating it would cost at least 40k to reproduce. So go for it. If I can do it any one can. Cheers Liam.

      this is copy and paste mate, but seems to be the general census, A 110mm foul drain taking the discharge of less than 1 l/s should be laid at a 1:40 (25mm per metre) fall. A foul drain taking the discharge from a minimum of one WC can be laid at 1:80 (12.5mm per metre).

    Been watching alot of your videos want to build a 5m x 3m but on another note you should do a compilation video of completed diy builds by people that have bought the build packs. Surely alot of people would be proud to send you a lit bit of footage to put in the compilation. Plus it gives people more ideas for their own diy builds for different finishes and styles.     Love this.. I’m not experienced in any sense, but could you build the frame square first and then add the rods through the frame so you know where to dig exactly. I feel like lining up the holes with the 4x3 would be difficult for someone with no experience. Probably just me though 😂

    Can the overhangs be completely insulated and sealed up the same as the rest of the roof ?

      you only need to insulate over the head plate mate, but its as easy to fill the sides and the rear anyway.

    Liam, aim more towards the 1:40 ratio. The last thing you want is it not being steep enough, to flush everything away with ease.

    I did my extension recently, and when I was making up the mark for the Bricky, he told me to use an old bin to keep water next to the mixer, much quicker than filling it up each time with a hosepipe

    Fantastic info, as always. I'm currently building my own garden office and just about to put PIR insulation boards into my walls. A friend (experienced DYIer I guess) said I need to have a gap between the board and external OSB for ventilation. Please could someone confirm / correct that, as I've not seen anyone (here nor on other channels) suggest similar? I followed the standard construction with C24 treated 4x2, OSB on the outside and EPDM membrane. Planning to put the 75mm PIR boards all the way in to touch the OSB, fill in gaps with expanding foam, leaving circa 20mm gap between PIR and plasterboard (wiring will go there). Does that sound right? Also, would anyone bother with a vapour barrier before plasterboard, if I have no plumbing, unlikely to have a kettle in there. I will do some exercise, but will then make sure the room is ventilated. Thanks in advance.

      hi your right mate in what you propose to do, push the PIR tight up to the osb, leaving a gap between the plasterboard and PIR. the vapour barrier is about £20 from screwfix, a guy did a test on the build up of the walls and it came back saying the vapour barrier was pretty redundant, but for £20, Id still fit it, hope this helps, Liam

      @thegardenroomguru at the end of your plywood, it needs to land on a 2x (rafter,ceiling joist or floor joist ). You can't just let it float in air.

    Check out if you need to go to manhole to turn corners etc. You will drop 50mm but you can buy from OSMA very low drop inspection chambers.....also be careful for coming in a floor level and ground level, recommendation is two brick up from ground level....check out the nhbc standards.     Waste drainage should really be 1:40, you’ll not get any blockage problems, that would be 700mm over th 28 m, you can use pencil lintels they are only 75mm height inc 10mm bed. You’d be better raising the internal floor level n putting in a ramp at the front if access is an issue for elderly or disabled, think your headed for problems with a 1:93 for soil waste

    I’d add 2 courses of engineering bricks(blue) so your DPC is 2 bricks above what you said. This should match your house and is the correct way. A shallow 2brick to ground level ramp to get in the entrance. Personally I think it will look better too. It will certainly stop future damp problems and your annex will look better built. Probably ease drainage install too, but that’s not my forte 🫡

    Hindsight is a wonderful thing Liam but if you do again or to others who are having a go . I said before get the biggest digger you can access, scrape everything away and stone the full site up before you even start digging . You then are digging on clean level ground . Keep the digger on hire for bit longer and use to level around footing and around slab plus you can use to bring your materials round and save you Time and back ache .Buliding is always time v money and weather . The less you handball the better . Enjoy watching you your one of the best on here .
